Buying with a neighbourhood in mind

Tell us how you want to live, from your daily journey to the space you need at home. We help you compare properties and streets in De Pijp, the Rivierenbuurt and the rest of Amsterdam. During viewings we discuss the layout, outdoor space and condition, alongside the documents that need further investigation.

Joris lives in De Pijp and our office was previously based in the Rivierenbuurt. That personal connection informs the way we discuss your search or sale.

What should you discuss before making an offer?

Finding a home you like is the start. Next, you need to understand what you are buying, which questions remain open and which terms matter to you.

Property and documents

We assess the available property documents, including the measurement report, floor plan and, for an apartment, owners’ association documents. We explain what they mean for your purchase, raise questions about maintenance and ground lease, and identify missing information. Where further structural or legal investigation is needed, we discuss which specialist can help.

Value, offer and conditions

We compare the property with recent transactions and discuss an informed offer strategy. Together we consider an offer and conditions suited to your circumstances. Your mortgage adviser assesses your financing options; we take that budget into account in our buying advice.

An informed decision

We explain the opportunities, points to consider and unanswered questions. We liaise with the selling agent and help you decide on the next step, including when our advice is to investigate further or walk away.

Already found a property? Share the listing link, your preferred timing and your main questions. If you are still searching, we start with your needs and preferred neighbourhoods.

Buying agent fees: agreed in advance

Before we start, we agree our fee with you: a fixed amount or a percentage of the transaction price. We record that agreement in advance. We work on a no cure, no pay basis: we only invoice you once a property has actually been purchased. We do not send interim invoices, so you know what to expect from the outset.

A purchase in practice

A successful purchase backed by local market knowledge

We helped two home seekers in their mid-thirties purchase an apartment at Korte Meerhuizenstraat 8 H in Amsterdam. It was a sought-after property, attracting twelve offers.

Our research indicated that the asking price was low compared with the market value. This is where our local market knowledge made a difference. By looking beyond the asking price, we helped the buyers decide on a well-founded, competitive offer.

We offered well above the asking price and came in just ahead of the second-highest bidder. The property was subsequently valued at the agreed purchase price.

Our support continued after the offer, including helping the buyers choose a building inspection provider and a civil-law notary. Throughout the process, they had someone alongside them to advise and help keep track of the next steps.

Purchased in Watergraafsmeer, with an eye for potential

We helped two clients who wanted to live in Watergraafsmeer purchase an apartment at Helmholtzstraat 9-1 in Amsterdam.

The property was sold through a tender process. We advised the buyers on their offer and submitted it on their behalf. Successfully: they were able to purchase a home in the neighbourhood where they wanted to live.

Our advice went beyond the purchase price. Together with the buyers, we explored ways to improve the apartment. They plan to renew the kitchen and flooring, changes that suit their own preferences and could also make the property more appealing to future buyers.

We helped them not only with the purchase, but also with recognising opportunities to improve comfort and add value.

A purchase in practice

Buying a home on your own, with expert advice by your side

We helped a client buying a home on her own purchase an apartment at Van Ostadestraat 58-2 in Amsterdam.

When buying on your own, it can be reassuring to discuss important decisions with someone. What is the property worth? What would be a suitable offer? And when is it better to keep looking? We give honest advice, including when we believe a property is overpriced.

The property was sold through a tender process. We advised the buyer on her offer and submitted it on her behalf. It was a close contest: the second-highest bidder was just behind us. Our offer secured the property for her.

The buyer was delighted with the result. A successful purchase in which she made her own decisions, supported by our guidance.

A purchase in practice

More space, in a familiar neighbourhood

We helped a family already living nearby purchase Prinsengracht 844 H in Amsterdam as they looked for more space.

Their brief was clear: a larger home on the canals, exclusively in the area around Utrechtsestraat. We focused our search on this part of Amsterdam, helping them take their next step without leaving their familiar neighbourhood.

On Prinsengracht, we found a property that suited their plans. We guided them through the purchase and secured the home at a favourable price.

Before the family moves in, the property will be renovated from top to bottom to suit their own needs and preferences. More space and a fresh start, in the place where they already feel at home.
